All rentals rates quoted are for up to 10 guests maximum (8 guests are included in rental rate plus $10/person/night for additional guests in excess of 8).

These Non-Holiday rentals require a 2 night minimum reservation, 6% TX hotel tax, $75 cleaning fee for 2 nights or $100 cleaning fee for 4+ nights, $300 Damage Deposit for up to 3 nights, $400 Damage Deposit for 4+ nights booked. Damage deposit check is only held, not deposited.

Rental, Tax, Cleaning Fee Payment:
Full payment is required to confirm & hold your reservation. We accept payment by check
or Pay Pal (cash or credit card) for rental, tax and cleaning fee. If you opt to use Pay Pal note their service fee.
Damage Deposit Payment
Separate payment by check is required for the Damage Deposit at the time you book.
We do not cash this check but hold it and return within 10 days after check-out if no damages occurred. We would not deposit without first notifying guest.
Cancellation Policy
Cancellations within 30 days of check-in result in forfeiture of rental with exceptions noted below.
If property is re-rented we will refund for # of days re-rented minus a $75 fee for non holiday rental and $100 for holiday rental.
All taxes and cleaning fees are refunded on all rentals and all Damage Deposit checks returned.
Cancellation before 30 days of check-in results in refund of all payments minus $75 cancellation fee.
Guests will be notified before any damage deposit is deposited.
If you book/pay for more than one weekend at initial reservation we give a 10% discount.
