Cedar Creek Lake Real Estate and Low Water Levels

As a Cedar Creek Lake real estate agent, I'd like to share my perspective on the current water level and the impact on Cedar Creek Lake real estate.
Last summer, waterfront property was a bit more enticing as the water level was down about 2 feet and for many, there was a few feet of water under the boathouse. Today, that same property is likely dry under the boathouse and some buyers simply can't see past it. I believe many wonderful waterfront properties are being overlooked because of this.
Some buyers are asking 'why buy a house without water, with a risk that I may not be able to get my boat out in coming years?' The truth is, Texas is in the midst of record drought and the water level is abnormally low. The water level will come back and it's unlikely we'll see levels this low anytime soon.
Fortunately the drought doesn't seem to be negatively impacting the prices of waterfront homes. Many waterfront owners held off placing their property on the market as they simply don't need to sell immediately. Therefore, there are fewer waterfront options on the market and the properties for the most part are holding their value.
All things considered, the Cedar Creek Lake market is doing well. There are definitely buyers out there, they just tend to find fewer properties that fit their criteria.
