(Part 2 - For Sellers)
Cedar Creek Lake - The great St. Louis Cardinals' pitcher Dizzy Dean once said, "It ain't braggin' if you can back it up." The fact that Sellers do much better using Cedar Creek Lake REALTORS is a perfect example.
Suppose you want to sell your lake home, would you feel comfortable that you're making a good decision about pricing your property based on only 38% of the comparable sales information? Well, that's all you'll get if you use an out-of-area real estate company.
Pricing your home correctly is the single most important decision you can make in order to get your home sold in today's real estate market. Over-pricing your property by just 15% could prevent 90% of the prospective buyers from ever seeing it. Over-price it by as little as 10% and you'll miss 70% of potential buyers!
And, don't fall victim to the misguided logic of thinking that you'll put a high price on your property to begin with because "...You can always come down, but you can't go up...". That is a VERY bad strategy. Over-pricing your property and then reducing the price in an attempt to get those buyers back will cost you money.
If your property stays on the market for as few as 6 months at an inflated price, the odds are that you'll end up taking only about 85% of the reduced list price in order to sell it. In the meantime, you've been paying the monthly mortgage, taxes, insurance, utilities and upkeep on the place.
Okay, so you decide to talk to a 'national' real estate company about listing your property because they "...sell more real estate than anyone in the world..." or because they're "...one of the leading real estate companies in America..." or because they're "...the number one real estate company in Dallas-Fort Worth..." Great, but just ask them this one question:
How much real estate do you sell at Cedar Creek Lake? (In fact, ask that question of every company you talk to about selling your property.)
Out-of-area real estate companies - all of them combined - only sell about 11% of the property at Cedar Creek Lake! The other 89% of all buyers come through local REALTORS. It just doesn't make sense (or dollars and cents) to list your property with any company that can only offer you less than 11% of the prospective buyers for your home.
In addition, out-of-area real estate agents only have access to 38% of the comparable sales data. So, at best, they can only give you sales data on 4 out of 10 properties sold here, at Cedar Creek Lake. Even if you were to price your property lower than those 4 homes, you could still be pricing it higher than the other 6 properties you won't know about.
Make sure you're giving your property the best possible opportunity of being sold by putting it in front of as many prospective buyers as possible - use a local Cedar Creek Lake REALTOR to list and SELL your property.
