Developers plan new luxury subdivision for Cedar Creek Lake

The Kaufman County Commissioners Court approved a preliminary plat on Jan. 3 for a new luxury subdivision on the northwest edge of Cedar Creek Lake in Precinct 4.

The new subdivision will be called Edgewater, and it will sit on 250 acres. Lots for 145 homes are planned, according to the developer Cedar Creek Preservation LLC.

The subdivision will be accessed by County Road 4042, which is also kown as the Tolosa Road by residents of the area. The Tolosa Feed Store sits at the intersection of County Road 4042 and State Highway 274.

Lakeside lots will sell for $200,000 each, and interior lots will be priced at $60,000.

The subdivision roads will be maintained privately as is the case with many other luxury subdivisions in the Cedar Creek Lake area.

The county made significant repairs to County Road 4042 about a year ago after it became so riddled with potholes that residennts could not drive on it. Tolosa residents confronted the Commissioners Court about the roads, and Precinct 4 Commissioner Jakie Allen subsequently ordered repairs to be made.

The road also leads to the Baker Cemetery.

Cedar Creek Lake

Fishing Report from TPWD (Sep. 24)

EXCELLENT. Water slightly stained; 77 degrees; 1.71 feet below pool. Consistently finding the best hybrid action in 13-18 feet of water with slabs, and spinnerbaits using the proven saw tooth retrieve technique. Trolling spoons with a hellbender set-up at 3 mph in 13-17 feet of water is absolutely crushing the white bass on several humps throughout the lake. As water temperatures decrease into the low 70s we will target big hybrids on shallow ledges and humps with Alabama rigs. Report by Brent Herbeck, Herbeck's Lonestar Fishing Guide Service. The catfish pattern will remain consistent until cooler weather arrives. Catfish are good anchoring on humps in 12-24 feet fishing small shad or cut shad on the bottom. Drifting larger cut bait like carp, drum or big gizzard shad on flats in 10-25 feet throughout the lake. Report by Jason Barber, Kings Creek Adventures.
