New spec home under construction at 505 Ranch Club




Four privately-owned homes and one spec home are under construction at 505 Ranch Club at Cedar Creek Lake.

The spec home (illustrated in sketches) will be 4,562 square feet, and it will be priced at $1.995 million. The architect is Jerry Coleman, formerly of Wilson Fuqua and Associates before launching his own company, and the general contractor is Rick Harrell, who has built projects in the range of up to $10 million for Eastern Partners and others for 10 years.

“This spec home will be extremely well done,” said Suzanne Warner of Coldwell Banker Residential Brokerage, who is the listing agent for 505 Ranch Club. “505 Ranch Club is top notch, and the amenities are endless.”

Warner notes that the homes built at 505 Ranch Club vary greatly in style, ranging from “cool rustic contemporary to farmhouse style.”

The lots range from 1.2 acres to 3.8 acres. 505 Ranch Club is 75 percent sold out. The community consists of 56 water-front lots on one and one-half mile of shoreline and 505 acres. Existing homes on the heavily-treed property range up to 7,500 square feet. The minimum size for homes is 3,000 square feet. All homes constructed at 505 Ranch Club must be approved by an architectural committee.

The homeowners’ association takes care of all maintenance of the acreage. The dues are $1,365 per quarter.

“It has a true ranch feel,” Warner said. “It can be very private or you can be social in this setting, depending on your mood.”

Warner said there cookouts at the community clubhouse every weekend with a wide range of activities for all ages from children to grandparents.

505 Ranch is a 45-minute drive from Dallas. It is gated and secured with a guardhouse. It offers full boat concierge services., a clubhouse with fun community cookouts on holidays, a skeet range, five stocked fishing ponds, guest cottages, ability to build private boat houses, all watersports, including wake boarding, skiing, paddleboard, fishing, canoeing, sailing, jet skiing and tubing, ATV trail for four wheelers, hiking and biking trail, horse stables and a polo field.

Fishing Report from TPWD (May 1)

EXCELLENT. Slightly stained; 75 degrees; 0.43 feet above pool. The hybrid striped bass and white bass have made a full recovery from the spawn and are now back in the main lake in droves and are on a feeding frenzy! Look for heavy bird activity throughout the lake on flats and near the Dam on edges of drop offs especially on cloudy and overcast days. The hybrids and white bass have started schooling in water from 4-14 feet at the dam and any wind blown shallow point or seawall. Late evening schooling action is also happening in shallow coves and points throughout the lake. Reports of great catches using silver or white slabs and spinners and retrieving off the bottom at a very slow retrieve to catch these fish in depths of 8-16 feet of water. The crappie have also migrated back into the main lake. Look for them under bridge pylons or under docks where the depths are between 3-10 feet. Guides have been reporting exceptionally nice catches on sunny warmer days. Report by Brent Herbeck, Herbeck’s Lonestar Fishing Guide Service. Catfish are excellent the first couple hours of the day on retaining walls where the shad are spawning using fresh cut or whole shad on a bobber or with a light weight. The bite slows as the day progresses because the catfish are feeding heavily at first light. Later in the day target catfish on the first drop-offs in 5-15 feet of water.
