Long Cove celebrates summer successes, sales of $37 million in 2 years




Long Cove, the new private residential community on Cedar Creek Lake just over an hour from Dallas, is celebrating two highly successful years of sales with 45 properties sold to-date as well as the completion of multiple construction and operational milestones.

Long Cove is a popular, family-friendly community, offering both finished homes and custom homesites along with a variety of luxury resort-style amenities and services.

Total residential sales in just two years at Long Cove are in excess of $37 million including the sale of numerous large homesites that are setting new high points on Cedar Creek Lake. Resultant residential construction is now in excess of 125,000 square feet or more than $28 million in total cost. The sudden building boom is a boon both to Long Cove as it becomes a vibrant community and to the local economy as new jobs are formulated and new taxes generated for the county and local school systems.

With a majority of Long Cove’s construction work going to local contractors and vendors, this largely second-home neighborhood has had a large, positive economic impact on its neighboring communities. In addition to the boost to local businesses, properties sold to-date will generate more than $800,000 in new taxes to local school districts and more than $300,000 in new taxes to Henderson County per year. Because Long Cove’s infrastructure is private and few, if any, owners will be full-time families with kids in school, Long Cove creates very limited new costs to the county and the schools while generating large new influxes of revenue creating a significant net positive impact.

In addition to the robust residential construction activity, Long Cove has completed $17 million in infrastructure and amenities. Notably the community has constructed more than 3 miles of roads and completed a 6-acre lake expansion. Amenities now open to the community’s residents and guests include the Proving Grounds golf practice and short course, Lake Club pools and waterslide, a football-sized playing field, 2 miles of hiking and biking trails, sand beach and volleyball court, community docks, toy barn, fishing pond and much more. Long Cove also launched its fractional ownership boat club as well as its boat valet, house keeping and other services intended to make lake-living easy.

Major events including a Spring Fling and special parties for Memorial Day, 4th of July and Labor Day, saw attendance of more than 200, and offered an array of family fun, food and drinks. Residents also gathered at the Lake Club to enjoy complimentary food, music and cocktails every summer weekend.

Fishing Report from TPWD (May 15)

EXCELLENT. Slightly stained; 76 degrees; 0.12 feet above pool. Start early in the morning at daylight and hit the dam or the western shorelines of the lake and look for schooling hybrids and white bass close to seawalls and shorelines. After that fish any hump in depths of 22-28 feet throughout the lake to find fish stacked up in schools. Use spinnerbaits like a mepps#4 spinner or drop a slab down to the bottom and work it fast up and down and the fish will hit it immediately. Also throwing out a slab and reeling it back with a slow retrieve is also working well. The crappie bite has been getting increasingly better. Look for them under bridge pylons or under docks where the depths are between 3-10 feet. Quick limits are being reported. Guides have been reporting exceptionally nice catches on sunny warmer days. Blue catfish are good early in the morning along retaining walls. When this action slows focus efforts on points and humps in 10-20 feet of water with cut shad.
